The new center of the former US Army Franklin Barracks in Mannheim, Germany, consists of a family of four residential high-rise buildings in the shape of letters, whose design, height, and color scheme make a clear statement about the new use of the conversion site: H-O-M-E. The revitalization of the entire area follows a master plan developed by MVRDV, and in a multi-stage workshop process, AS+P Albert Speer + Partner GmbH was assigned with the General Planning for the high-rise in the shape of an “E”.
The “E FRANKLIN” was the first project to be completed in October 2023. The 13-story building consists of a sculpturally articulated rectangular volume rising above a two-story base. Through setbacks, cutouts, and changes in material, the structure forms a striking, floating E. The E-Tower comprises 113 apartments ranging in size from 38 to 150 sqm and offering one to five rooms. The base of the building houses 21 maisonette townhouses with direct access to private gardens.
