The former Žitný Mill complex in Boršov nad Vltavou has been transformed from a historic industrial site into a modern residential quarter. The project connects the 19th century with the 21st, preserving the brick silo, administrative building, and Baroque manor, complemented by two new buildings. It now houses 83 apartments of various sizes, a café, and a new square featuring the original Francis turbine as a historical centerpiece.
The site opens toward the river with a restored mill race and new bridge. The conversion follows a reuse principle, emphasizing sustainability, green roofs, and rainwater management. Historical structures were cleaned and enhanced with contemporary architectural layers of light brick, glass, and black metal. Developed in collaboration with the investor, Auböck Bau, the project carefully blends industrial character with modern living while preserving the strong genius loci of the site.
