The Borromäum residential project in Salzburg is centrally located between the historic old town and its surroundings, anchored by a protected historic building and an overgrown, park-like setting with two significant existing trees. The design introduces a five-story structure that is arranged in intervals, enabling an attractive ground-floor arcade with commercial spaces and office spaces above.
Quietly positioned townhouses in second row face the green inner park, while all apartments are oriented toward the south and west for optimal light. The architecture follows a strict grid, inspired by the arcades, with deep loggias and bronze detailing that give the buildings both solidity and refinement. A kindergarten was later added within an inner courtyard, above the underground parking garage. Overall, the project demonstrates how urban densification can coexist with the preservation of mature trees, contributing to a healthy microclimate and maintaining accessible green space.
