The branch of Kärntner Sparkasse stands prominently along the northern property boundary on Pischeldorfer Str. Clearly visible from both directions of traffic, the building opens up at the corner of the site. The access road is redesigned as a forecourt and is intended to be used equally by cars, bikes, and pedestrians. Perennials and grasses are planted here in a gravel bed. The building itself features a long frontage along the street and is kept compact in order to create the largest possible parking, outdoor, and green areas in the southern part of the site. The main entrance to both the bank branch and the bakery is via a shared, covered entrance zone. Although the branch and the bakery function independently, they are connected at the corner in such a way that the two functional areas can flow into one another.

On the ground floor of the branch, in addition to the foyer with service counter and the associated office space, the sREAL office is located. The upper floor is accessed via a stairwell or, barrier-free, by elevator. From a central foyer with a lounge, the team and consultation rooms are accessed. To the west and east, the foyer opens onto two terraces that can be used for informal consultations, as well as by employees. The café on the ground floor is arranged around the central circulation core. In addition to a generous sales counter, it offers several seating areas inside and, to the southwest, a covered terrace with views of the surrounding greenery.
