The listed, small house was originally built around 1800, extended by an additional storey in the 19th century, and later expanded at the rear. A café, a studio, and an apartment combine three different uses within a very small footprint, involving complex mutual dependencies (fire safety, building services, sound insulation, privacy, access). Unterlandstättner Architekten were commissioned to renovate and restructure the existing building, including the interior fit-out.

The entire ground floor is used commercially: the café is located in the listed front building on one of Munich’s most charming squares, while the studio is housed in the rear extension. The apartment is accessed via an external staircase in the courtyard and extends over the first and second floors of both building parts. Old and new are clearly legible both inside and out: a plastered brick building with small existing windows is contrasted with a glazed timber volume. Sustainability aspects shaped the refurbishment through the preservation of existing structures and the reuse of dismantled building components. The furnishing concept connects different levels and functions; the kitchen and built-in furniture wall act as multifunctional linking elements.
