Cité Angus Phase II is a six-storey, mixed-use residential building located within Technopôle Angus in Montreal, a major urban redevelopment project focused on sustainability, community living, and urban revitalization. The area integrates green spaces, public squares, shops, and housing, and is certified LEED Neighbourhood Development Platinum.

Completed in 2023, the project includes 88 condominium units and two commercial spaces. Designed on a constrained, irregular site, it responds to diverse surroundings while establishing a distinct architectural identity. The building prioritizes sustainable design, aiming for LEED for Homes Gold certification and promoting energy efficiency, alternative mobility, and shared amenities.

The structure consists of two volumes organized around a central landscaped courtyard with pedestrian pathways and private outdoor spaces. This semi-public space encourages social interaction and connects to the surrounding urban fabric. A helical staircase and exterior walkways enhance circulation, natural light access, and community engagement.

The façade design varies by orientation: outer façades feature a perforated metal screen inspired by the site’s industrial heritage, providing privacy, solar control, and a secondary skin integrating balconies and walkways. Inner courtyard façades are more open, maximizing daylight and emphasizing lighter materials.

Residential units offer diverse layouts to accommodate different household needs, with a focus on accessibility, inclusion, and quality of living. Sustainable strategies include low-emission materials, reduced water consumption, natural ventilation, and shared energy systems that lower overall energy use and emissions.

Cité Angus Phase II exemplifies a contemporary approach to urban density, combining architectural quality, environmental performance, and community-oriented design.
