A residential building with 20 individual apartments and an office was constructed on the property at Buchengasse 168, in Vienna. The street façade is divided by open bay windows, which serve as private outdoor areas and buffer zones between the apartments and the urban space. As a “brise soleil”, this bay window construction also provides external, structural sun protection for the apartments behind it.

The 20 apartments are designed in five different types. These can be adapted to different usage requirements through simple structural measures. In addition, a master plan was developed for the development of the next two adjacent properties. Accompanying the design planning, life cycle cost calculations were carried out, which will result in a reduction in the building’s running costs.
